Home Seller Pre-Listing Inspection

A pre-listing inspection is done before a home is listed for sale. Gain peace of mind knowing that your home is pre-inspected, with no surprises for prospective buyers or yourself. Finding any defects or repairs needed before you list will allow you to shop around for reasonable repair estimates and have repairs done on your own timeline. Buyers who feel confident in the condition of their prospective home give better offers with less negotiations.

Home Buyer Pre-Sale Inspection

This type of inspection is done by the prospective buyer after an offer has been made, prior to the sale of the home. As a home buyer, you gain peace of mind knowing the condition of the home you are purchasing, allowing time for negotiations before the final sale. You deserve to know the condition of your new home and feel confident in your purchase.

NEW! Showing Walk-Through Inspection

This type of inspection takes place during an open house or scheduled showing. It consists of the inspector verbally describing their impressions of the home to the client and pointing out any obvious issues. It would not include an inspection of the attic, any crawlspaces, inside electrical boxes or other access panels, or close-up look at the roof. After the walkthrough, there is no report provided outlining the inspector’s findings, so we encourage buyers to come prepared to take notes.

Annual Home Maintenance Inspection

This inspection is ideal for newer homeowners, busy homeowners, and veteran homeowners that want to know their home’s condition so they can take the next steps to arrange for professional maintenance and repairs. Proper home maintenance results in less depreciation of the property resulting in higher home values.

New Build Warranty Inspection

No home is perfect, not even a new one. Getting an inspection done during the 11th month of new homeownership – before your builder’s warranty expires – is a great way to minimize out-of-pocket expenses and headache that you may face if there are problems with materials, installation or workmanship.

First-Time Home Buyer Inspection

There are so many systems, components and variables in a house, and whether it’s a new build or an existing home, the challenges remain the same for a new home buyer. Our inspector will answer questions and educate you about your new or prospective home.

We point out the location of the shutoff valves, show you how the electrical panel’s breaker switches work, demonstrate how to change the furnace filter, and generally acquaint you with the home’s basic systems and the typical maintenance tasks so you can feel confident as you take on becoming a home owner. Many First Time Home Buyer Loans require a pest inspection, which we can complete at the time of the general inspection.
